This philosophy counters the major trend in the industry of large brokerage houses taking on a glut of listings of property that they cannot possible service - especially without a conflict of interest. This is what seperates us from firms that take on too many listings and do not have the time to be out of the office. Today, the internet has made it possible for all sizes and types of Brokerage firms to market and gather infomation using the same methods. We can all put up the sign, list the property on the various "Multiples", run the ads, etc., etc. But CCRE reserves the time by taking on only Select Listings so we can proactivly work on those Select Listings (target and directly contact logical prospects for our listings) and service our Buyers and Tenants. And, in representing property for sale, lease, or sublease our fees are less than the industry standard.
CCRE works closely with Industrial Property Associates in San Jose. IPA has three Brokers, each with over 20 years of experience in commercial real estate brokerage. These brokers have closed sales and leases transactions with a total value approaching nearly 500 Million Dollars.
Through these affiliations (and the "multiple" services below) information on the market, available property, closed "comparable" transactions, trends, users in the market, "hot" deals, and marketing ideas are exchanged. This information assures our clients they are closing the best possible transaction to meet their needs.
