You can, in some cases, search for property on your own through these web sites. CCRE is a "Premium" member of some of these services so we receive the information early before it is on the web site and we can filter the listings for clear presentations. More importantly, based on our over 28 years of experience with numerous closed investment sales we can more easily filter through the numerous buildings on the market to identify alternatives that could meet your investment parameters. For instance, when reviewing the basic information of a particular Listing in a specific market (ie: Sacramento, Fresno, Las Vegas, Silicon Valley) we will know if the investment does not make sense based on what appears to be over market rents, or low cpaitialization rate, replacement cost, etc. This interpetation of the data saves you time as we only present the property to you that we feel could make sense. And, the property is only presented after we confirm with the representative that the property is in fact available (often property listed that makes sense is already sold).
